Roof Slates – dark blue/grey natural slates as approved by NCDC Planning Dept. – these are similar in colour to the existing properties.
Walls – dependent upon property, a mixture of locally quarried natural stone, with some contrasting areas of render finish, tile hanging finish or eternit boarding as per the architect’s plans.
Window frames, External Doors and External Door Openings, Fascias, Soffit and barge boards - All UPVC low maintenance timber effect finish.
Landscaping – Generally in accordance with architect’s provisional plans.
However, to include all landscaping, fully completed, i.e. lawns and landscaping detail,decking and fencing with tree planting.
Garden leading down to constructed lake.
Parking – As specified on plans,driveways and parking areas completed to paving/tarmacadam.
Rainwater Harvesting System to recycle rainwater for flushing of toilet cisterns.

Fittings
Internal Doors – doors to ground floor or principal rooms entered off main corridors and hallway or landing will be flush or two panel timber doors with a painted finish.
Windows – all windows are UPVC with double glazing – oak timber colour finish. Maintenance free.
Roof lights – (Where fitted) Velux or equivalent brand roof light, size as indicated on drawings.
External Lighting – provided to front entrance, balcony areas and lower deck area, as appropriate and in accordance with electrical layout plan.

Flooring – In bedroom areas the floor will be ready to receive carpeting (not supplied).
- Bathroom/Ensuites, entrance hall, kitchen/utility areas will be finished with ceramic/stone floor tiles to customer’s choice from selected ranges. Sitting room floors are finished in engineered oak timber.
Internal Decoration
Wall Finishes – all plastered surfaces will be painted with one mist and two full coats of matt or superflat emulsion.All walls and ceilings to customer’s choice.
Painted finish - doors, door frames, lining, skirting, architrave and window boards are finished in Fired Earth Roman Ochre or to customer’s choice dependent upon the stage of construction.
Skirting and Architrave – OGEE style for painting as above.

Detailed electrical plans available. Each individual property to include:-
_ Recessed ceiling spotlights
_ 3 amp lighting circuit to principal rooms and bedrooms
